PMS in Mallorca: hotel and holiday rental software

On a single island you find the city hotel in Palma, the resort in Calvià, the aparthotel in Alcúdia, the agrotourism estate in Sóller and the villa with a pool in Pollença. Each type of business works differently, but they share the same needs: controlling occupancy, not losing bookings, complying with the authorities and getting paid properly. Since 2 December 2024, accommodation providers must report guest and booking data to the Spanish Ministry of the Interior through SES.HOSPEDAJES. On top of that comes the sustainable tourism tax, charged per person and night and dependent on the type of establishment. The amounts are published by the authorities and can change, so they are configurable in the PMS. We go through how it works in the sustainable tourism tax guide.

High season in Mallorca is very pronounced, above all between May and October. In those months the team grows, room turnover soars and any coordination slip shows. The PMS assigns cleaning tasks according to the status of each room, records staff time clocking and manages team leave, which tends to be concentrated in the low season.

If your property has a restaurant, bar, spa, shop or parking, you can take payment at the POS or charge to the room, and see revenue by business unit alongside occupancy, ADR and RevPAR. There is more detail on that side on the PMS for hotels page.

A PMS is not only for arrival day. In Mallorca, where many businesses mix hotel, apartments and villas, what makes the difference is the work behind the scenes: tidy invoices, a cash desk that balances when you close the day, statements that are calculated without manual intervention and a team that knows at every moment what it has to do.
